When a ceiling has to come down
A ceiling that has dipped between the joists, or plaster that rings hollow across a whole room, is not a filling job. Taking the boards off lets us see the joists, the insulation and any old wiring that should not be trapped.
New boards go up to a line. We skim them as one ceiling so you are not left counting board joints every time someone turns a lamp on.
Cornice can often stay if it is still keyed. If it has to come down with the boards, that is priced as cornice work, not buried in a ceiling rate.

Reboarding questions
How do I know the ceiling needs new boards?
Dips between joists, boards that spring when you press them, and plaster that has lost its key are the usual signs. A photo from the corner of the room often shows it.
Do you skim on the same visit?
Boarding and skimming are sequential. We plan the job so the ceiling is boarded, then skimmed, without leaving you with raw boards for weeks.
Will you keep the existing cornice?
If it is sound and still keyed we work around it. If it has to come down, we say so on the quote and can reinstate it as cornice work.
What about insulation above the ceiling?
If the loft is open we can see what is there. Replacing boards is not a full loft insulation contract, but we will not trap obvious problems back in.
How dusty is taking a ceiling down?
It is dusty. We protect floors and furniture as far as the room allows, bag the old board, and leave the space tidy before the new boards go up.
