Artex Ceiling Removal
Swirl, stipple and other textured ceilings brought to a flat skim. We board over or skim a sound coating. We do not scrape old Artex as a first move.
Cover it, do not grind it
Textured coatings applied before 2000 can contain asbestos. Scraping or sanding them is not how we work. The usual job is to overboard the ceiling, or skim a coating that is still sound, so the texture is left in place and the new surface is flat.
Overboarding drops the ceiling by the thickness of the board. In most rooms that is barely noticed. It is cleaner, quicker, and it does not send old coating into the air.
If the existing ceiling is already failing, the boards come down and we treat it as a reboard. That is a different conversation, and we will say so from a photo.

Artex removal questions
Do you scrape Artex off?
Not as standard. Coatings from before 2000 may contain asbestos. We overboard or, where the coating is sound, skim over it so the texture stays put.
Will I lose much ceiling height?
Overboarding takes the thickness of the plasterboard. In a normal room that is hard to see once the walls are painted. If height is tight we talk through the options first.
Can you skim over Artex without boarding?
Sometimes, if the coating is well bonded and not too proud. Heavy swirl often still wants a board. A photo from below the ceiling usually decides it.
What about textured walls?
The same rule applies. We do not grind old texture. Lining or skimming a sound coating is the usual route.
Can you keep the cornice?
Often yes if we are skimming. Overboarding has to stop short of the cornice or the cornice comes off and goes back. That is priced clearly on the quote.
