A new ceiling line to hide pipework, cabling or a soffit that is past saving. Dropped only as far as the room can spare, then skimmed flat.
Drop the ceiling, not the room
A lowered ceiling is a decision about height. We measure door heads, windows and existing cornice before anyone cuts a batten, so the room does not feel like a corridor afterwards.
It is the clean answer when services have been run on the soffit, or when the old ceiling would cost more to repair than to hide. Bulkheads over kitchens and bathrooms are the same idea on a smaller scale.
This is not a grid of stained tiles. It is plasterboard, set out, taped and skimmed so it reads as a proper ceiling.

How much height will I lose?
Only as much as the services or the old soffit force us to. We measure the room with you before quoting so the drop is a number, not a surprise.
Is this the same as replacing the existing boards?
No. Reboarding keeps the original ceiling line. A lowered ceiling is a new plane underneath, used when you need the void or the old soffit is not worth saving.
Can you form a bulkhead instead of dropping the whole ceiling?
Yes. A bulkhead over a run of pipes or an extractor is often enough, and it keeps the rest of the room at full height.
Will I still be able to fit cornice?
Usually. We leave a clean junction at the walls. If you want cornice on the new line, that is a separate item on the quote.
Do you work around existing lights?
Downlights and roses need thinking about before the boards go up. We set openings, but the electrician still owns the wiring.
