A ceiling shows every ridge. Hairline cracks after movement, brown rings after a leak, and old Artex that has been half-scraped all need different treatments.
We will tell you honestly if a patch will hold or if the board should come down. Reboarding a ceiling and skimming it in one visit is often cleaner than chasing cracks for years.
Cornice can stay in place on many repairs. Where it has to come down, that is a separate conversation on the quote, not a surprise on the day.

Ceiling plastering questions
Can a cracked ceiling just be filled?
Small, stable cracks can be. If the board has moved or the plaster is blown, filling only hides it until the next season. We say which is which before you spend money.
Do you replace plasterboard ceilings?
Yes. Failed or sagging boards come down, new boards go up, and the ceiling is skimmed as one surface.
What about water-stained ceilings?
Once the leak is stopped we can replaster. Stain block is a decorating step. We leave the plaster sound so the painter is not sealing over a hollow patch.
Will you work around cornice?
Where the cornice is sound we keep it. If it has to be cut back or restored, that is priced as cornice work, not buried in a ceiling rate.
How messy is ceiling work?
Ceilings are dusty when boards come down. We protect floors and furniture as far as the room allows and leave the space tidy.
